In July 2023, Neginski CEO Andrey Neginskiy took part in an event by the ‘Money’ business club at Skolkovo, a venue for educational events and meetings of entrepreneurs and investors.

The ‘Money’ business club is a community of investors and experts in property and wealth management. Members meet in closed sessions to discuss strategies, deals and investment practice.

About the Format and Topics of the Meeting

As part of the event, Andrey gave a lecture on investing in Bahrain property. The market attracts investors with a clear regulatory framework and clear ownership options for foreigners in permitted zones.

In the lecture, Andrey covered key questions:

  • who can own property, which types of property are available to foreigners, what freehold means in local practice and which territories are considered permitted zones;

  • how the real estate market is regulated and which public sources to rely on for initial market checks;

  • how strategy choice depends on your goal and how selection criteria change depending on the objective (liquidity, timelines, location requirements and project class).

A separate focus was placed on the economics of ownership and transparent calculations. Investment outcomes are defined not only by the purchase price, so the model must include mandatory transaction costs and recurring ownership payments. This approach captures the true net economics and provides a realistic estimate of returns.

In the practical part, Andrey shared a checklist of steps an investor should take before a deal:

  • confirm whether the property is in a zone where foreigners are allowed to own;

  • specify the property’s legal status and the scope of ownership rights the buyer receives;

  • calculate the deal budget including mandatory costs and future payments to avoid blind spots in the financial model;

  • define an exit scenario: what will drive liquidity on resale and which factors affect demand (location, project class, infrastructure and competitive environment).

This lecture format gave participants a structure for comparing markets and validating specific offers: through ownership rights, zoning for foreigners, clear budgeting and an exit scenario.
